As we begin to close down November & head into the final month of 2018 within this newsletter we review some market happenings.
Against all economic fundamentals at play in the local market, property prices in sectors have fallen a few percentage points as has the volume of property transactions – except during this final quarter!
The rental market remains extremely challenged in that more & more people are requiring rental accommodation but the take up of new housing by investors has stalled.
I believe a positive change is on the near horizon.
Sales Number Increase
As is expected between October and February each year, the volume of sale via increased buyer enquiry has increased!
Sale numbers in October surpassed the previous high which was recorded in January. Given the sales “on the board” now and the amount of contract negotiations currently occurring I am in no doubt that the result for this month will be equally as strong. Many owners are frustrated about the lack of capital gain over the short or longer periods of time they have owned their Cairns’ properties, however, at least our market prices have not retracted at the rate of such towns as Townsville, Mackay and Gladstone.

Written Reports – Invaluable
A written report on how to sales a property is progressing, and the genuine buyer feedback is a key element of the agent’s role. The report provides an owner with buyer information ad market feedback and conditions and by reading through it allows the owner the opportunity to absorb and contemplate the information/evidence and interest from the market for their property.
The decision by a seller to accept a price to sell (or not) is a business style decision which his best made when all the evidence and statistics are to hand. A correctly formed report will give you the evidence.
