Fortnightly Update (13/01/2022) – Ray White Cairns Beaches

Hello Readers,
Welcome to this fortnight’s edition of our Newsletter.
We further welcome you to 2022 and I trust your festive season was a relaxing and rewarding time. The most satisfying elements to the finish of our year were many, and I will summarise some of the highlights below:
  • First and foremost, a huge ‘thank you’ to all the customers that interacted with our business, helping to record our most successful sales results to date.
  • From such success, we were able to financially assist a number of charitable groups within the community – the most satisfying being the large toy donations made to the Act For Kids Foundation via our Little Ray of Giving Christmas campaign.
  • A special ‘thank you’ to the staff members who, in often trying and challenging conditions, achieved many superb results for investment owners, sellers, and buyers.
  • Via figures supplied by realestate.com.au the Ray White Cairns Beaches office was ranked the number two (2) office in Cairns for sale results with the Ray White Smithfield office on the comeback path!
  • Ray White Cairns Beaches was awarded first ‘Premier’ and then ‘Elite’ status in the Ray White Group – ranking the office in the Top 10% for Ray White.
Akin to each year is the challenge to increase the coming year’s results over the previous year. The office personnel have ‘de-briefed’ on this challenge and a number of measures and services are being implemented to provide more efficient and effective communications with our community.
Readers, I wish you well for 2022, in what already is proving to be another challenging year.

‘Premier Sales Agent’ Status Announced

Cairns Property Median Set to Hit Half a Million
After what was a stellar year of property sales, median house prices are now reportedly set to hit the $500,000 mark within the Cairns region in 2022. Data derived by CoreLogicsaw median house prices sitting at $425,000 at the beginning of 2021, with an expected $75,000 increase to be reached throughout the new year. As buyers from Australia’s Southern States are continuing to snap up property within Far North Queensland, it’s Cairns Northern Beaches that many migrators are specifically looking to purchase. Our own Trinity Beach and Smithfield offices can attest to this trend, with our Sales Agents regularly receiving offers and selling property to buyers ‘sight unseen’.
As demand continues to outstrip the supply of available properties to market, there is really no limit to where the Cairns and Far North Queensland property market will go in 2022. The newly released data is, however, a very healthy realisation to homeowners in our locality should they choose to sell.

New Development for Clifton Beach
The Aged Care/Retirement segment of the market will soon be offered a beachfront address on Arlington Esplanade at Clifton Beach. Situated on two parcels of land comprising a total of 2160 square metres, the five-storey complex will offer 32, two-bedroom apartments and is proposed to include a variety of outdoor and green-space facilities. The design is reported to include a communal recreation area, a dining area, swimming pool, an outdoor lounge, gym, and BBQ area and an On-site Manager situated on the ground floor.
The new building was announced that it will be developed by not-for-profit organisation, St. John’s Community Care.
