Welcome to this fortnight’s edition of our Newsletter.
Exciting news this week as Land Salesperson extraordinaire, Jackson James and his partner Ericka, welcomed a baby boy into the world – their first child. Both the new mum and baby are doing very well and the newborn is a welcomed addition to the Ray White family! From all your colleagues here at Ray White, we extend a hearty congratulations to the couple and their new bundle of joy.
The week was also rewarding for Jackson James in another context – being announced the 2021 Staff Member of the Year for Ray White Cairns Beaches and Ray White Smithfield!
During a year of some exceptional results by the office teams, Jackson won through a performance of over 120 sales within the year and was awarded the Top 5 Sales Agents for Ray White Queensland! We celebrate Jackson’s tremendous achievements throughout 2021!

Cairns’ Economy Receives Huge Boost
A huge boost to Cairns’ economy was declared on the back of the announcement of the major Naval Ship maintenance contract worth a total of $84 million. The deal comprises a $70 million contract with the Australian Defence Force over a five-year duration, while a separate deal was made alongside Defence solutions company, BAE Systems Australia, amounting to $14.3 million.
The Cairns-based company, NORSTA Maritime, which won the contract, are already advertising for qualified tradespersons to fill the required roles. More than 200 businesses located in the Cairns locality are expected to benefit from the announcement, which is set to be a healthy increase to local employment prospects. Apprenticeships, no doubt, will also be in the offer and represents great career opportunities for those looking to enter the field.

Increasing Rents and Declining Availability
Owners of investment properties are seeing a strong lift in rental incomes due to the lack of availability of houses and units. The increase in rental prices naturally equates to a percentage increase in the invested dollar amount. When the interest return on deposited monies is at an all-time low, we urge investors to view the property as a very consistent revenue/return vehicle.

A Sales Market Like Never Before
Never in recent history have we seen the current level of ‘For Sale’ property. Following the short Christmas lull, buyers have attacked our local market with a vengeance, with all properties attracting multiple offers. The residential property market within Cairns performed exceptionally well throughout 2021, with sales volumes and prices both exceeding expectations. The market, therefore, remains a ‘Seller’s Market’ – a trend I expect to continue during 2022.
