Fortnightly Update (12/08/2021) – Ray White Cairns Beaches

By Ben - MahiWeb

Welcome to this fortnight’s edition of our Newsletter.

It is Paul Stirling again coming to you from warm, sunny, and recently let out of a three-day lockdown, Cairns.
The three-day COVID-19 lockdown for Cairns and Yarrabah’s Local Government Area was a surprise, but necessary to ensure the health and safety of people in our region, now and for the days and months ahead. Tourism, hospitality, and accommodation services were again the sectors that were most affected, with no doubt an increase in cancellations affecting business cash flow.
On skeleton Property Management, Administration, and Managerial staffing, our offices and the multiple staff members working from home have been able to supply both rental and sale property information to customers and clients.
We have a number of Auctions coming up and if we were not able to conduct these at our In-Room Auction venues or On-Site, we are able to conduct the Auctions online via Auctions Live. We also live-stream the Auctions to a live audience!
Further within this Newsletter, you will see the Herron Todd White ‘Property Clock’. You will be amazed at this graphic, one which we will likely never see again!
Melbourne, Sydney, and Canberra in particular are the main sources of interstate buyer enquiry at this time. Just yesterday I spoke to and sent a lot of information to a family in Sydney who has now got Cairns and its’ beach suburbs in their sights as their next place of residency. Climate, scenery, air quality, natural beauty, and job opportunities were their reasons for relocating.
I do expect our market to remain strong for a fair period of time.
Within this Edition we will provide information on the following:
– You’re Invited! – Ray White In-Room Property Auction
– The Best of Bluewater – House and Land Packages
– Australia’s Rising Real Estate Market
– Welcome Home To Our Olympians
– Ray White Now – August 2021

You’re Invited! – Ray White In-Room Property Auction

Ray White Cairns Beaches and Ray White Smithfield invite you to attend our upcoming In-Room Property Auction set for Sunday 22nd August at 10:30am at Bluewater Tavern, Trinity Park.

Featuring highly desirable properties, the event will be hosted by Auctioneer and Ray White Cairns Beaches Principal, Paul Stirling.
As lockdowns continue to sweep the country and the ever-present increase in Southern migration, we understand that it is not always possible to attend our auctions in person.
Our Live Auction Bidding and Streaming service allow for participants anywhere in Australia to view, register, and of course, bid in auctions as they take place.

The competition in the established housing market and tight rental market have resulted in a continued strong interest for house and land packages within the Bluewater Estate, Trinity Park.
The combination of low-interest rates, First Home Buyer government incentive of $15,000 for new homes, the First Home Deposit Scheme, and affordable house and land packages provide a great opportunity for first home buyers in the Cairns region to enter home ownership by building in Bluewater.
In the last three months, more than 72 percent of buyers across the last two land releases have been interstate buyers from NSW and Victoria relocating to Cairns. The majority of buyers (both local and interstate) in Bluewater remain to be owner-occupiers, as they can see the lifestyle benefits of building and owning their own home in a great area with plenty of surrounding amenities, all within close proximity to the beach.
Brookfield is responding by releasing extensive new land to the market ahead of schedule, with three stage releases currently under construction and four additional stages due to start construction soon.
Land Prices start from $191,000 and;
House and Land packages from $420,000.
For more information on the upcoming land release at Bluewater Estate, contact Jackson James on 0401 628 007 or email .

Australia’s Rising Real Estate Market

It’s without a doubt that Australia’s Property Market is experiencing one of the most incremental growth phases throughout the nation’s history.
Property Valuation and Advisory Organisation, Herron Todd White, released their latest National Property Clocks for Houses and Units across the major capital, metropolitan, and regional cities across Australia.
In our experience at Ray White Cairns Beaches and Smithfield, we have yet to ever witness the majority of Australian major cities to be classed within the ‘Rising Market’ category, with zero cities featured in the ‘Declining Market’ category for Houses!
It’s an extraordinary market we are experiencing, and a continuation of the positive market sentiment is predicted to continue into the foreseeable future.

Brisbane Going For Gold – 2032!

It was an exciting start to the opening day of the Olympic Games as Brisbane was announced the right to host in 2032! With the majority of events set to take place in Brisbane and South East Queensland locations, Cairns has been confirmed to host the Football Preliminaries at Barlow Park, Paramatta Park.
We extend our congratulations to our ‘River City’ capital and look forward to the Olympic spirit set to hit Cairns come 2032!

Ray White Now – August 2021

Will the house price boom end because it’s been going too long? Is it a good time to be an investor? Where could the potential next Byron Bay be? Using our real-time data, we look into these questions in this month’s Ray White Now report. 👉 https://bit.ly/3s6EaO3
