Welcome to this fortnight’s edition of our Newsletter.
It was so disappointing to hear the news of a three-day lockdown for Brisbane, Southeast Queensland, Townsville, Magnetic Island, and Palm Island. Far North Queensland has avoided locally acquired cases over the past 15-16 months, so it is fair to say we are on high alert to ensure the virus does not enter Cairns and surrounding regions!
Wednesday marked the end of the 2021 Financial Year and what a year it has been for Real Estate growth in Cairns, and across Australia!
Some statistics I can share with you relative to our offices’ sales performance during the past 12 months:
$167,044,000 worth of property was sold.
426 properties confirmed sold.
273 more properties were settled than the previous 12 months.
75% clearance rate for property Auctions.
Within this edition we will provide information on the following:
– Weekend Auction Results
– Waterview and Waterfront Auction: Re-Scheduled
– Elite Business Award
– The Kewarra to Trinity Beach Road Link
– Cairns Units Set To Rise?

Weekend Auction Results – 26th June
It was an eventful weekend of Auctions for Ray White Cairns Beaches and Ray White Smithfield. Two attractive properties went up for Auction last Saturday, both selling under the hammer for an excellent result:
31 Fleming Street, Edge Hill – Sold for$590,000.
6/1 Quetta Close, Manoora – Sold for$159,500.
With lockdowns currently sweeping the country and the ever-present increase in Southern migration, we understand that it is not always possible to attend our auctions in person.
Our team is proud to announce the brand-new inclusion of Live Auction Bidding and Streaming. View, register, and of course, bid from anywhere in Australia and participate in auctions as they take place.

Waterview and Waterfront Auction: RE-SCHEDULED
With the latest Covid-19 lockdowns now restricting many homeowners and investors looking to sell (particularly those living in Southern states) we have decided to re-schedule the upcoming Auction Gala.
We can however, announce that the revised date for the Waterview and Waterfront Property Auction Gala will now be Sunday, 22nd of August 2021, at 10.30am, being held at the Bluewater Tavern, Lighthouse Room, Trinity Park.
If you currently own and are seeking to sell your Waterview or Waterfront property for the best result possible, do not hesitate to contact Paul Stirling on 0418 774 353 or our Cairns Beaches office on 07 4057 1800.
Elite Business Leader Award
On Tuesday, it was an absolute pleasure and honour to receive the Alan White Elite Business Leader Award, presented by Ray White Queensland Director, Tony Warland.
Our team at Ray White Cairns Beaches and Ray White Smithfield have performed exceptionally well over the last 12 months, and reaching the Elite Business Leader status within our industry is a considerable achievement. It has been a hugely rewarding year for us and I am particularly proud to have received the award on my team’s behalf in recognition of our hard work!
The Kewarra to Trinity Beach Road Link
Cairns Regional Council announced an update with modified planning to the proposed connection road between Kewarra Beach and Trinity Beach localities.
The modified planning reveals that Miami Road, Kewarra Beach and Trinity Beach Road, Trinity Beach will form the connective inter-suburban road to connect the neighbouring suburbs.
Construction to begin the new link road has yet to officially be announced, however the project is expected to be undertaken throughout the 2021/2022 Financial Year.

Cairns Unit Prices Set To Soar?
With the exponential growth experienced in house sales in the Cairns region over the past 12 months, we are now poised to expect the same for apartment sales.
As house prices soar, many prospective buyers are now beginning to focus their efforts on securing upcoming apartment and unit living options. Demand for property continues to remain strong for our Far North Region (particularly as interstate migration continues to increase) and our team at Ray White Cairns Beaches and Smithfield are expecting the same demand to extend to unit sales prices.
